| The state of Washington has a bond loan program called Home Advantage. These loans take a variety of forms. Borrowers can apply for no down payment or limited down payment with the Home Advantage loan. This makes the program very useful for first time home buyers. Down payment assistance is used to subsidize the down payment for qualified borrowers. The state bond loan requires a home buyer education class for new applicants. The class provides program details as well as useful home buyer information. These classes are offered at no charge. Once complete a certificate is issued that can be provided to a lender.
